The passing of the Irish developer has hit Foxrock prices hard.
Locals still buying higher end properties have big jobs, and have a bias to D4/D6 given the commute.

I think an acre in Foxrock is worth about 1-1.5m (depending) - in fact they will sell you the 1.35 acre paddock for 1m.
At 1.55 acres, that makes the land worth c. 1.6-2.2m.
Question is whether the 3875 sq ft protected and very tired building on it is worth the extra 2m.

Would make a good Embassy residence who might want all the neighbouring land.
(like Gortanore to the Saudis who paid almost 1.6m an acre - where are the Quataris when you need them :angry: )

Sold for €3m on 29-9-14

Demolish main house and build 30 more on site.
