 Post subject: Zillow - European versions?

Is there anything similar to American zillow for any country in Europe?

The whole guestimated and mapping the properties is great.
I guess for Ireland we have asking and sold prices sometimes mapped like on myhome website.
I miss the estimates/averages of all of the properties in the "area" based on data.

What do you think should be used to compute this?
I am thinking about the formula, but first need to think what should go in and where get the data..
1. Type (e.g. semi, detached, apt etc..)
2. Size of land you can try to get from maps, but size of inside will be hard.
3. Location
4. ..age?

The problem is the data does not exist in Ireland in any useful form. Unlike in the U.S. say.

Zillow is the biggest but by no means the only show in town.

Trulia, Redfin, Realtor, Curbed, etc.etc.

Do not under any circumstance trust what the EA put down as the size of the property, it is not often wrong but always wrong

Measuring tape and notes is what you need and a little bit of math, for our primary residence i spent an hour going around measuring everything and then build a 3d model in Google Sketchup, these measurements became very handy when buying tiling, wood flooring and even the plumber and painter ended up using the printout.

You could tell the EA that you would agree with the valuation for the house if it was as large as claimed, but that you'll now have to reduce your offer in line with the actual measurements.

Correct. Until every PPR entry has an eircode attached to it this will not happen.

That said, you can build up a heuristic picture simply by signing up to daft alerts for areas that interest you.

After six months of every property in a certain area hitting my inbox I was able to spot a mispricing quite easily.

Every property in the US is appraised for the purpose of calculating property tax and the appraised values are available on local city and town websites. The appraisal includes square footage, plot size, age, construction type etc. This is a big input to the Zillow value as far as I know. Presumably they use that as the basic value and then use their own market data to refine it.
