agreed - must have been a cash buyer if it closed that quickly - from sale agreed to ppr in under a month!

yes - and ready available cash as well !

clearly buyer wants to get moving on architects / planning permission etc

all in it will be hard to see much change out of 2200

43 dartmouth square not moving as fast as the last few - had a look at it - my issue would be that in this price range i would personally want the full modern open plan bottom floor so you are into a major renovation job and therefore the purchase price plus the rebuild would be significant

am guessing that as No. 58 was south facing plus with rear mews / access it was more attractive - No. 43 has neither - so you are stuck with a house in good enough condition to move in (hence the price range) but really still needing a renovation to modernize to justify the price range – if say it was 1.3m to buy you could spend the difference on the refurb - but if the starting point 1.6m then potentially you are close to 2m in the end - which might be ok for No. 58 as you end up with a perfect house, aspect and access.- but is high for 43.

i see the PPP is now showing No. 43 Dartmouth Square sold for €1.565m - slightly under the asking of €1.6m

There was an auction also yesterday for a house in Ranelagh:

https://www.myhome.ie/residential/broch ... -6/4129067

it must have been sold - don't know at what price.

some more sales on dartmouth square in ranelagh

no.4 sold in under 2 weeks for i understand about 20% over asking - will still need to convert the bottom floor back into the main house if a family are planning to move in.

https://www.dng.ie/residential/brochure ... -6/3587244

no.5 was on sale for longer - since christmas i think - it needed some more work to convert back to family residence but again i understand went over asking.

http://www.sherryfitz.ie/residential/for-sale/79569

strong price per square foot - over €800 for no. 4 / over €8700 per meter

the speed number 4 sold at - was nothing short of amazing - its not on PPR yet but wasn't hardly a wet week on market - i was down to view it and got a call saying it had gone sale agreed

as for 5 - something bizarre going on

1) it appeared with asking of 1,425 (SF) in very early Decmeber

https://www.irishtimes.com/life-and-sty ... -1.3445593

2) In 3 two bed flats - took ages to sale - same time as number 4 so say mid April 18

3) Sale agreed sign came down and for sale sign back up with asking of 1,595

4) now for sale sign down

I think its more a rental play - very high price for the small garden and development behind

4 Dartmouth Sq - Sold for €1.75m.

That must have been a very quick bidding war.

No serious bidding war is fought and won in a week. More likely, €1.75m. was offered and the vendor didn't hesitate. €275,000 over asking is a big sweetener, especially when there are serious doubts about future developments in the vicinity.

This sale could be a benchmark for houses in D6 - €2m. is back in view for redbrick terraced. Beginning of a new goldrush or the peak before the next crash?

yeah scary thought - and big money for a house split in 2 with a tiny garden and a massive development / Metro right behind you
